Arlington industrial park adds two more buildings

Emerald Industrial Center LLC recently added 38,400 square feet of industrial/warehouse space to its 4.5-acre site off 63rd Avenue NE, just east of the Arlington Airport.

Construction of the two new buildings began about four months ago and went online last month, bringing the center’s net rentable space to 80,000 square feet, said Curt Hecla, a principal of Emerald Industrial.

Building materials include steel and concrete, with 4-foot-high vinyl forms running around the base of the building. That vinyl base is a special touch, Hecla said.

“Normally, when you have a steel building, tin goes all the way to the ground,” he said. “We’ve taken vinyl forms (filled) with concrete in between” for added durability. Inside, the buildings are finished with insulation and Sheetrock.

The industrial park includes computer-quality wiring, and there are four available phone lines for each unit, “and if (tenants) need more, we’ll get them more,” Hecla said.

Plans are in the works to plant rhododendrons along the southern fence separating the center from other commercial neighbors, Hecla said, and the new buildings will have a covered-patio area with picnic tables so that employees can enjoy the greenery.

Space can be leased in varying sizes, from 2,400-square-foot units to a whole 19,200-square-foot building, Hecla said. The standard leased unit runs 4,800 square feet and includes two bathrooms, two offices, storage space above the offices, warehouse/industrial-use space and two 12-foot-wide roll-up doors.

The design of the standard units is such that they easily can be divided in half with the addition of a wall, giving each 2,400-square-foot unit one bathroom, one office and one roll-up door to go with the storage and industrial/warehouse-use space, Hecla said.

Lease price for the standard unit of 4,800 square feet is $2,550 per month including triple-net. As of early March, there was 25,000 square feet of space still available.
