$6.3M medical building
planned for Edmonds

A new medical office building is in the works that will provide 46,900 square feet of space amid Edmonds’ growing health-care hub near Stevens Hospital.

Plans for the building, known as the 76th Avenue Professional Center, are expected to be submitted for permits in early April, with construction likely to begin in late June, said Kent Gregory, a principal of Taylor Gregory Butterfield Architects, one of the project’s developers and the building designer.

The project, to be located on the corner of 76th Avenue W. and 220th Street SW, will replace a house and vacant space with a two-story structure featuring Class “A” medical and office space, said Gregory, whose firm has developed a growing list of health-care projects.

Past work by the Edmonds-based architectural firm has included design of Stevens Pavilion in Edmonds, Central Washington Hospital in Wenatchee and the Evergreen Orthopedic Institute in Kirkland.

For the 76th Avenue Professional Center, building amenities include a rooftop pavilion for gatherings and meeting space, a large conference room and an underground parking garage.

“We were able to tuck about 40 percent of the parking under the building,” Gregory said, adding that a total of 205 parking spaces are planned for the project.

The building’s design also takes advantage of natural light, he said, with a two-story glass entry and skylight.

Construction cost for the project, which was developed by a consortium of architects and physicians, is expected to be $6.3 million. Completion of the structure is expected by spring 2006.

Already, 40 percent of the building has been leased, with tenants to include Taylor Gregory Butterfield, the Eye Clinic of Edmonds and Custom Care Dental.

“Our basic lease rate is $25 a foot plus triple-net,” Gregory said.

Along with Taylor Gregory Butterfield, other members of the design team include structural engineer Peterson Strehle Martinson of Seattle, civil engineer W.H. Pacific of Bothell and landscape architect Tom Rengstorf & Associates of Seattle. HammerWorks Inc. will be the general contractor.
