County’s first
Urban Centers project under way

Construction is under way on Newberry Square in Lynnwood, a mixed-use community project that is the first such venture to be built under Snohomish County’s new Urban Centers Demonstration Program.

Approved in 2002 to encourage construction of innovative mixed-use projects with higher-density development, the new community on a 6-acre site at 164th Street and Ash Way near I-5 will include:

  • Retail space — 18,617 square feet.
  • Office space — 33,511 square feet.
  • Commercial space — 10,130 square feet.
  • Apartments — 123 luxury living units.

The project’s developer is Newberry Square LP, with Sundquist Homes LLC as the co-manager. The design team was headed by Fuller-Sears, Seattle architects. Weisman Design Group of Seattle is the landscape architect.

Sundquist Project Manager Lyle Landrie described the project as “pedestrian friendly … a one-stop shop with residential, shops, medical and dental (services)” with exceptional access to I-5 and the Ash Way Park ’n’ Ride lot.

Karen Watkins, the county’s manager of the Urban Centers Demonstration Program, said projects like Newberry Square are “ideal designs for quality urban development (that) … create new communities that not only meet the goals of the Growth Management Act but also fulfill consumer needs in a new and innovative way.”
