Lynnwood’s location, amenities make it ripe
for development

What makes Lynnwood an attractive office development market?

According to Olympic Capital Group, developers of Lynnwood Corporate Center II, it’s the city’s proximity to I-5, I-405 and Highway 99; a significant amount of opportunity for office and commercial building; proximity to Seattle, Bellevue and Everett business centers; affordable housing; a variety of recreation options; and a well-educated work force.

Located in the north end of Puget Sound’s Technology Corridor, Lynnwood is near high-tech, bio-tech, computer, software and aerospace businesses and research facilities; Edmonds Community College’s technology training centers; and major retail centers that include the Alderwood Mall and hundreds of retail stores in Lynnwood’s business district.

Also, city government is encouraging office building development and the creation of new jobs in the central business district. The City Council has established a new economic development office, and city officials are working closely with the Snohomish County Economic Development Council to attract new businesses.

Lynnwood government also has formed a Public Facilities District, funded a feasibility site-planning study for a south county conference center, approved a working agreement with the South Snohomish County Chamber of Commerce and joined Snohomish County government and downtown area property owners in a study of potential models for developing a more focused central business district for “downtown” Lynnwood.

LMN Architects of Seattle recently won a 15-month, $435,000 contract to study and map out plans for development in a 77-acre area that is composed primarily of low-rise buildings and parking lots, a study that may lead to a new government and business district with higher building elevations.

“I believe Lynnwood’s central business district is poised for an exciting transformation,” Mayor Tina Roberts has said. “Our close-in location at the junction of two interstate highways, our shorter commutes, our strong partnership with our business community and our commitment to a high-tech, amenity-filled, mixed-use downtown make Lynnwood the next place to be for business.”

She calls the Lynnwood Corporate Center II “a wonderful example of the kind of corporate facilities that will make up a major part of our downtown. ... Its quality and success will serve as a catalyst for more to come.”
