Construction under way
on Canyon Pointe project

Development continues in Bothell’s Canyon Park area with Canyon Pointe, a two-building office development, now under construction and expected to be finished by late this year or early 2002, according to an official at leasing agent Colliers International.

The three-story buildings, set on a 10-acre site in the eastern part of the Canyon Park Business Center, will each offer 87,808 rentable square feet of Class A space, said Mike Schreck, Vice President at Colliers International.

“A main selling point is the ability to deliver a large quantity of space, and in efficient floorplates, as well as an abundance of free parking,” Schreck said.

According to CarrAmerica, owner, developer and manager of Canyon Pointe, the development will offer typical floorplates of 29,166 square feet and a parking ratio of four parking spaces for every 1,000 square feet leased.

Other features include fiber-optic capability and “excellent access” to I-5 and I-405, according to company literature.

With the completion of Canyon Pointe, Washington, D.C.-based CarrAmerica will own 11 buildings in the Canyon Park area, including buildings in Canyon Park East and Canyon Park Commons, according to the company’s Web site, www.carramerica.com.

As for future plans in the area, “Canyon Pointe is our current future plan,” said Clete Casper, Managing Director of CarrAmerica’s Pacific Northwest division. “But we like Snohomish County, and we like the Canyon Park area.”

The lease rate for space in Canyon Pointe is $19 per square foot triple-net, Casper said. Foushee & Associates Co. Inc. of Bellevue is the general contractor on the project, and Seattle-based Mithun Partners is the architect.
