Snohomish Business Park offers new space

The first master-designed business park in Snohomish — opened in 1998 — is slowly filling up despite the sluggish economy of the past two years, and developer Gordon Cole has more space and land ready for tenants when business picks up again.

Cole, whose Corstone Enterprises LLC is developing the business park, said the main building sites remaining include lots 14 and 15, totaling 106,371 square feet, about 1.5 acres, on the north side of the main entrance to the development.

“Out of 15 lots in the business park, those are the only two remaining that we’re actively marketing right now for clients who want to build. If things pick up, we might even develop them for leasing ourselves,” he said.

Those two properties are priced at $876,000 together. Zoning allows light industrial, commercial and retail uses. All utilities and off-site improvements are completed in the business park.

Even more attractive to many businesses in the current economy is office and warehouse space, most of it in recently built facilities that have some space remaining for lease.

Located on Bickford Avenue, south of the Bickford Ford dealership, the Snohomish Business Park provides more than nine acres of commercially developed land, with facilities already occupied by more than 20 Snohomish businesses that employ more than 200 people.

Tenants range from Bishop & Associates Inc., Medalia Medical Group and Snohomish Storage on Bickford to Cascade Turf, Brownfield Manufacturing, JT Communications, Medical Supply Inc., Evergreen Equine Veterinary Practice, Quil Ceda Winery and others.

Available space in the park ranges from 1,400 square feet of office space to 3,900 square feet for warehousing.

“We are hoping to show people both inside and outside our community that Snohomish really does provide professional, affordable office space,” said Dennis Bishop, managing member of Dency Properties LLC and owner of the 1924 Bickford Office Building. “Businesses have another option here in Snohomish — one with excellent access to both highways 2 and 9.”

Cole’s own Corstone Office Building opened earlier this spring in the business park, home to Corstone Enterprises LLC, his development company, and Corstone Contractors LLC, an associated business that builds within the park as well at other sites in the region.

The newest building is being occupied by Soundair Aviation Services Manufacturing, which is consolidating several facilities in the Woodinville area. The business manufactures interior components for airlines, including seats and galleys.

Space available for new tenants includes:

  • 1924 Bickford Avenue Bishop & Associates Building: Dency Properties is offering 1,600- to 3,900-square-foot office and warehouse spaces on a site adjacent to Bickford Avenue.
  • 1910 Bickford Avenue Corstone Building: Two storefront suites with 2,800 square feet of office space or office and warehouse space together, or 1,400 square feet separately. The space includes a 12-by-12-foot overhead door and a shell ready for tenant improvements. Also, suites H and I offer 3,738 square feet of warehouse space with a storefront and 12-by-12-foot overhead door, air conditioning and sprinklers.
  • 1830 Bickford Avenue Building: Office space totaling 2,960 square feet, a prime location for a dentist or chiropractic clinic, since other tenants include Medalia, physical-therapy and medical-supply businesses. Four lower suites provide a total of 5,200 square feet of warehouse space and 12-by-12-foot overhead doors, with enough room to build in office space. The space can be divided into suites as small as 1,300 square feet.
  • 1824 Bickford Avenue Building: Four suites offer 8,000 square feet of space, including provision for a 500-square-foot office, sprinklers and 12-by-12-foot overhead doors.
