$6.7M Lake Tye project
to offer office, retail space

The Lake Tye Professional Center, now under construction in Monroe, will include two stories of office space and one story of retail space. Construction began in February and is expected to be completed in September, Project Manager Roger Carruthers said.

Construction is under way on the Lake Tye Professional Center, a three-story commercial building that will add more than 45,000 square feet of office and retail space to the city of Monroe.

“The steel frame is already up, and it’s going to have some incredible views because it actually sits on the corner of (Lake Tye),” said Roger Carruthers, project manager for the building developer, Lake Tye Building LLC.

Located at the intersection of State Route 2 and Fryelands Boulevard, the $6.7 million project is adjacent to the 42-acre retention/detention pond that is part of the city of Monroe parks system. The 45,665-square-foot building will be a combination of glass, brick and metal exterior finishes, according to Carruthers.

Extensive landscaping is proposed, along with a terraced lakefront colonnade, a dining terrace and upper-floor viewing decks, according to project architect CDA + Pirscher Architects of Shoreline.

Ground broke on the project in mid-February, and Carruthers said he expects the anchor tenant, Reconveyance Services Inc., to move into its second-floor offices in September. As for the two other floors, the developer is working with GVA Kidder Mathews to fill the space.

“We’re looking for retail on the first floor, specifically a restaurant,” Carruthers said, noting the first floor has 13,272 square feet of space. The third floor, with more than 15,000 square feet of space, could accommodate a number of tenants.

“We’re working with one group right now to possibly put in an executive center,” Carruthers said, adding that the group is considering the possible lease of 5,600 square feet of the Class A office space that it would then lease independently to other business clients.

Construction financing for the project is being provided by KeyBank Real Estate Capital. The general contractor is Ledcor Construction Inc. of Mercer Island. Other project team members include CT Engineers, structural; Harmsen Engineers, civil and utilities; Abossein Engineers, mechanical and electrical; and Main Street Design, landscape.
