Location key to Ash Way Business Center

Construction on the Ash Way Business Center in Lynnwood is nearing an end, preparing the way to offer 18,000 square feet of Class A office space adjacent to Interstate 5 at the 164th Street exit.

“The attraction to that office building is the access to I-5,” said Ric Brandt of CB Richard Ellis, adding that its location — between Everett and Seattle — is convenient for both northern and southern commuters.

Construction of the $1.6 million project, which began in July, should be substantially complete by the first of this month, said Bill Davis, President of general contractor Davis Schueller Inc.

DSL lines will be available at the center, which has two stories of office space over one story of parking, Davis said.

“For the size of the building, we expect to see anywhere from two to four tenants, possibly five tenants,” Brandt said, adding that the building will include signage space for a large anchor tenant.

Already, the center will be home to Davis Schueller, which built the business center and whose principals, Davis and Ken Schueller, own the property as DS Property Management LLC. The general contractor will move from its Mountlake Terrace offices into about 4,000 square feet of the building’s space by April, Davis said.

The lease rate is $18.50 per square foot per month triple-net.
