Condos designed
for 55-and-older crowd

Snohomish County Business Journal/ JOHN WOLCOTT
Gas fireplaces in the living rooms, with adjacent dining-room and kitchen facilities, are standard in the new Shannon Glen homes, though there are different floor arrangements.

You don’t have to be Irish to live in Marysville’s new Shannon Glen neighborhood, but if you are, you might feel even more at home in this new community designed for active seniors 55 and older.

The 24 single-story homes in the single-street and cul-de-sac neighborhood are “stand-alone condos,” providing individually owned residences but with the community’s lawn care provided for both the homes and the common “green” areas.

A park area with a gazebo, garden, picnic space and walking trails have been developed at the north end of the former farm property, offering big-development amenities on a smaller scale. The community area also includes space for parking recreation vehicles and boats.

The homes are at 45th Drive NE, off 92nd Street NE, just a few blocks east of State Street, Marysville’s main arterial. The closest I-5 interchange is at 88th Street. Within a mile of Shannon Glen are such conveniences as the Fred Meyer and K-Mart shopping center, Haggen and Safeway food stores, churches, restaurants and a 14-screen movie theater.

The neighborhood was created for “carefree” senior living, according to longtime Marysville developer Jim Mulligan and his son, Mike, owners of Emerald Real Estate Development Inc. They’ve built numerous senior housing developments in Marysville over the past 15 years, as well as some in Eastern Washington.

“This is the only one of its kind in Snohomish County, designed just for seniors, not families with children,” said Jim Mulligan. “We’ve researched it well, and so far as we know, there’s only one similar one, in Monroe, and that filled up years ago.”

Many features of the homes are particularly attractive to seniors, he said, such as:

  • One-level living with no stairs and no steps.
  • Security systems in each home.
  • Single-car garages.
  • Yard maintenance is provided.

The landscaped homes all have different exterior styles, with a variety of brick and stone accents, as well as a variety of compatible paint colors. The homes’ Hardiplank siding has a 50-year warranty, and its fire-resistant qualities often bring premium reductions from many insurers.

All of the homes are sized for retirees and empty-nesters, featuring an array of 1,200-square-foot floor plans that offer various arrangements of kitchens, living rooms, dining rooms and bedrooms. Each home has two bedrooms and one-and-three-quarter bathrooms. Gas heat and gas fireplaces heat the homes. Several of the homes have been sold since the development opened several weeks ago, and other sales are pending, Jim Mulligan said.

“This is a neighborhood for seniors who are active but designed to suit them when they become less active, too, such as the one-level living concept, with no steps, for instance,” Mulligan said. “It’s set up so that when they’re all sold there will be a homeowners association, with residents paying monthly fees for yard mowing and the maintenance of common recreation and picnic areas. Each homeowner pays for their own utilities, including gas, water, electricity and garbage pickup.”

The homes — priced from $169,950 to $172,950 — are open for viewing Saturdays and Sundays from noon to 4 p.m. and weekdays by appointment, said real estate agent Diane Hargrove of Windermere CIR Inc. in Stanwood.
