Home sales strong; prices up 6 percent from last year

Home sales and prices continued to rise in Snohomish County in July, defying the slowdown in other segments of the local economy.

That’s the word from the Northwest Multiple Listing Service, an association of real estate agents throughout much of Western Washington.

County single-family homes and condominiums sold for a combined median price of $200,500 in July, up 6.08 percent from the $189,000 sale price of the previous year, according to the listing service. That means half the homes sold for more and half sold for less.

The number of homes sold in Snohomish County in July was slightly more than the number sold for the previous month and for July 2000. Pending sales were comparable.

In King County, which has had the strongest housing market in the Puget Sound area, it took significantly longer to sell a home in July. The average time a home spent on the market before selling last month was 44 days, up from 37 for the same period a year ago.

The combined median price for single-family homes and condominiums there was $249,950 in July.

In Snohomish County, homes sold in an average of 47 days, just a day longer than the marketing time of a year ago.

Here’s a quick rundown on July sales in Snohomish County:

  • Everett, Mukilteo, Mill Creek: The 356 homes sold did so in an average of 44 days for a median price of $206,975.
  • Stanwood, Marysville: There were 195 homes sold here for a median price of $181,000. They spent 47 days on the market.
  • Lake Stevens, Granite Falls, Darrington: Some 145 homes sold here, averaging 67 days, more than two weeks longer than last year at this time. The median price was $190,650.
  • Snohomish, Monroe, Gold Bar: There were 100 homes sold here for a median price of $194,975. The homes sold relatively quickly, averaging only 45 days on the market.
  • Edmonds, Lynnwood, Mountlake Terrace: Homes here sold the fastest, in 38 days, and had the second-highest median price, $211,000. Some 279 homes changed hands.
  • Maltby, southeast Snohomish County: The most expensive homes, with a median of $252,500, were located here. Some 130 homes were sold, in an average of 41 days, well below the county average of 47.
